An exciting opportunity has arisen within the Your Move & Reeds Rains Rent Protection & Legal Expenses Insurance Team (who act as agent representatives for Aviva (underwriters). We have delegated authority to process claims for and on behalf of Aviva.   We currently have an opportunity to join the team as a Rent Indemnity and Legal Coordinator, your responsbilities for the role are as follows:   Role Purpose:- - Manage/Administrate the Aviva Rent Protection and Legal Expenses Insurance Policy process  for all our insured and non-insured Landlords. - Advise Landlords on Legal matters and help them mitigate their losses; give them various options on proceedings and instruct Solicitors.  - Ensure clear communication, Recover rent & legal claims which have been paid from the Aviva RP Insurance policy by enforcing CCJ’s/debts against tenants & guarantors in a timely fashion.   Main Accountabilities:- - Administrate the Rent Protection policy claims inception process i.e. activate, register, investigate, process and settle claims in accordance with policy terms and conditions. - Deal with queries and concerns in regards to the policy and the way it’s designed to operate.  - Responsible for issuing Legal proceedings for possession of the property against tenants who are in breach of their contractual obligations i.e. - Serve Notices (i.e. Section 8, NTQ, Section 21etc…) - Enter pre-legal protocol and influence landlords and tenants to mediate as per government guidance set out - Prepare files and instruct Solicitors to issue proceedings - Monitoring payments throughout ongoing legal processes - Liaising with various departments & Third parties concerned - Ensuring that all landlords who have Insurance with Aviva are kept up to date with any ongoing legal proceedings - Prompting and updating non-insured landlords of potential legal action that can be taken against their tenants - Instructing and liaising with solicitors in order to organise and monitor court hearings under both Section 8 notices and Section 21 notices - Compile Facts from parties involved and prepare files for potential mediation / hearing - Keeping landlords and tenants up to date through legal processes - Extensive telephone liaison with landlords and tenants on a daily basis, providing professional advice and customer service at all times - Individuals will need to take a sensible and pragmatic approach to this role remembering at all times that there is a legally binding tenancy agreement in place which requires the Tenant to pay rent in full and on time. - Individuals will need to have the ability to negotiate with tenants, guarantors and Landlords to set payment plans for arrears or redirect tenant to seek independent help and legal advice.   This is a Full Time Permanent position and you should be flexible to work with our operating hours Monday - Friday 9am - 5.30pm   Salary is a basic of £19,000 plus opportunity to earn bonus over the course of the year.   Due to the anticipated high volume of applications for this post we cannot, unfortunately, respond to them all. We work with lenders, intermediaries, social housing entities and estate agents in addition to private customers.   We are now recruiting for a Web and Applications Developer to design, develop and test software solutions for use across e.surv and its clients.   Main Duties and Responsibilities - Create, maintain and coordinate backup mechanisms for the purposes of business continuity while maintaining a high level of data availability, in line with IT processes and procedures. - To cover the full development lifecycle from design and planning through to development, testing and delivery - Maintain/update current applications, ensuring at all times that change and release processes are followed. - Work with BAs to ensure that solutions are fit-for-purpose and will deliver the expected benefits. - Ensure that code is well documented, and that knowledge is shared wherever possible. Provide ongoing support for all code written. - Provide application support for all related applications. - Application development - 3 years + experience with creating Python, Django, ReactJS applications - Database developer - Expertise in provision, implementation, maintenance and evolution of the e.surv data warehouse, databases and associated technology whilst also ensuring maximum performance from systems. - SQL - Experience in administering Microsoft SQL servers, PostgreSQL and other relational database management systems, maintenance plans, database user and security audit with a proven track record on how to achieve maximum database performance by analysing execution plans, indexes, query performance tuning and other SQL best practices. - Web development - Proven experience in web programming using the Django framework Experience using HTML5, CSS3 and JavaScript, to create web apps from scratch, with strong attention to detail. A solid understanding of how web applications work including security, session management, and best development practices - IOS Swift development - A good understanding and working knowledge of Swift development.
